About this calculator

PITI stands for Principal, Interest, Taxes, and Insurance — the four components that make up most homeowners' true monthly housing cost. This calculator estimates your total monthly payment by combining your mortgage payment (principal and interest) with property tax, home insurance, optional HOA dues, and PMI (private mortgage insurance, which generally applies when your down payment is less than 20% of the home price).

The total purchase price of the property.
Down payment ($ and %)
The upfront cash you pay toward the home. Enter either a dollar amount or a percentage — the other field updates automatically.
Interest rate
The annual interest rate on your mortgage.
Loan term (years)
The number of years to repay the loan. Common terms are 15 or 30 years.
Annual property tax
Your estimated yearly property tax bill. Divided by 12 for the monthly portion.
Annual home insurance
Your yearly homeowners insurance premium. Divided by 12 for the monthly portion.
Monthly HOA
Homeowners association dues, if applicable. Enter 0 if your home has no HOA.
Annual PMI rate
Private mortgage insurance rate, charged as a percentage of the loan amount per year. Typically 0.3%–1.5%, and only applied when your down payment is less than 20%.
