About this calculator

This calculator produces a simplified settlement statement showing every dollar deducted from your sale price so you can see the exact amount you'll take home at closing. It starts with your sale price, then subtracts the mortgage payoff, agent commissions (both your listing agent and the buyer's agent, which are typically paid by the seller), and all closing costs. The result is your net proceeds — the check you receive after the sale closes.

Field explanations

Estimated sale price
The price you expect to sell for. Use your list price, a recent appraisal, or a comparable-sales estimate. All percentage-based costs (commissions, transfer taxes) scale with this number.
Mortgage payoff balance
The full amount needed to pay off your existing mortgage at closing. This is slightly higher than your current statement balance due to per-diem interest. Enter 0 if you own free and clear.
Listing (seller's) agent commission
Your listing agent's fee as a percentage of the sale price. Traditionally 2.5–3%, though this is negotiable and has been shifting since the 2024 NAR settlement.
Buyer's agent commission
The commission offered to the buyer's agent, also typically paid by the seller. Traditionally 2.5–3%. Since the NAR settlement, sellers are no longer required to offer a buyer's agent commission, but many still do to attract buyers.
Title & escrow fees
Fees charged by the title company or escrow agent to handle the closing, title search, and title insurance. Typically $1,500–$3,500 depending on state and sale price.
Transfer taxes
State and/or local taxes charged when property ownership transfers. Rates vary widely by location — some states have none, others charge 1–2% or more. Check your county for the exact rate.
Attorney / closing fees
Attorney fees if your state requires an attorney at closing, plus document preparation and notary fees. Required in about a dozen "attorney closing" states (e.g. NY, MA, GA, SC).
Other fees / concessions
Any remaining seller-paid costs: HOA transfer fees, home warranty, repair credits offered to the buyer, or seller concessions toward the buyer's closing costs.
